- What is the weather like?
The climate in Anconcito, Salinas and the general area is quite enjoyable year round. Prevalent sunshine and warmer climate can be expected between December and May, with skies becoming mistier and more overcast between June and November.
It should be noted that sunny days can and do happen often in June, July and for the rest of the year. Nonetheless, the sunnier season is between December and May. According to reports, the area is among the sunniest in coastal Ecuador.
The average air temperatures vary between a nice 21 ºC (70 ºF) during August and September to 26 ºC (79 ºF) during February and March. The minimum absolute temperature registered is 15 ºC and the maximum absolute temperature registered is 33.6 ºC.
The sea temperature at the surface for Anconcito averages 25 ºC (77 ºF) per year. The lowest temperature is 23 ºC (73 ºF) which takes place from July to September. February and March have the highest temperatures at 27 ºC (81 ºF).
The area is fairly dry with little precipitation. Humidity levels are generally at 80 to 83 percent. On some days, however, humidity levels can reach over 90 %.

- How do I get there?
The Anconcito – Salinas area is located 80 miles west of Guayaquil, Ecuador’s largest city. Currently, to get to Salinas you must first get to Guayaquil.
There are several international flights from the US to Guayaquil. Also, there are several daily flights between Quito and Guayaquil, should you be in Quito or decide to come in to Ecuador through Quito.
From Guayaquil to the Anconcito – Salinas area it’s a 1 hour and 30 minute car ride via a very nice and enjoyable highway.
Taxis and buses are readily available to and from the Anconcito - Salinas area. Rental-cars are an option too. A taxi may charge between $40 to $70 per trip. Buses, with air conditioning and reclining seats cost $3.30 per person.
Vans are available too. These vans can be chartered in advance and work very well for larger parties.
Salinas has an airport (15 minutes from Anconcito) which is being overhauled and which is soon to become, according to Government plans, an international, open-skies operation. In time, this airport will receive direct flights from the US and abroad, as well as weekly flights from Quito too.

- Is there medical care nearby
There is a provincial hospital some 15 minutes from Anconcito. There are also several clinics nearby, with some being private operations. We expect for there to be additional medical facilities in the area in the not too distant future. There are ambulances and paramedics available in the area too.
Anconcito has a small and basic medical facility as well. Key staff members in Azul Pacifico will be well trained in first aid, with hospitals and clinics just minutes away.
For programmed surgery and medical care Guayaquil, 80 miles from Anconcito, has world-class medical facilities.

- How do reservations work?
A condo in Azul Pacifico can be reserved with a fully refundable $5.000 deposit.
The reservation will hold the specific condo for 30 days. If a purchase decision is made, the deposit will go towards the purchase price.
Otherwise the funds will be reimbursed

- How do preconstruction sales work, what is the benefit?
Azul Pacifico is a work in progress and coming in at an early stage ensures not only that you will not be left out of this remarkable development but, also, the benefit of a much reduced price.
You get to choose the condo of your liking among the available ones as per the designs and floor-plans you’ll be presented with. Once a decision is made, a purchase agreement is entered into and a 35% down payment needs to be made.
You will be given a construction schedule and will be offered periodical updates on the construction progress. You will be able to visit the site or send emissaries to check on the advance in the construction and in the development of Azul Pacifico.
The construction schedule will establish the timeline for the construction and the disbursement of additional payments.
Use an allocation of the funds will be reported and audited, and construction updates will be delivered each month directly to all participants and via the website

How does the deeding process work?
Condos in Azul Pacifico, real estate in Ecuador in general, can be deeded to the name of individuals, trusts and corporations.
Once the construction of the condos is finished and delivered upon the payment of the final installment, the buyer will received a full title via a duly registered deed.
Deeding and registration will have a cost of approximately $1.000, that is to be borne by the buyer.
The deeding process will take approximately 2 weeks.
Once a purchase decision is made, a purchase agreement will be entered to between the buyer and the developers. The purchase agreement will set forth the price, the payment and construction schedule, deliverables by the developers on behalf of the buyer and more.
This purchase agreement will be done via a public notarized document.

- What about property taxes?
Property taxes will need to be paid each year, during its first trimester. Property taxes are adjusted every few years by the respective Municipality.
Property taxes in Ecuador are low in relation to other jurisdictions, you can expect to pay between $350 and $750 depending on the size of the condo.

- Are there many mosquitoes, critters?
The Anconcito and Salinas area is fairly dry, with a good ocean breeze and limited vegetation. This makes for there not being much of a mosquito or critter problem.
Mosquitoes are to be expected, as pretty much anywhere else in the world, nonetheless, there are much fewer mosquitoes in the area than in other coastal areas in Ecuador.
Some times of the year are worse for mosquitoes as well as some times of the day, like late afternoon.

- Where will I get groceries?
In due time, Azul Pacifico will have a minimarket and a bakery. Anconcito has a few grocery shops to, some walking distance away (a good nice walk).
There is a shopping mall some 10 minutes away (by car) as well as a major hypermarket (picture Publix) and drugstore (picture CVS Pharmacies).
We are considering setting up a grocery delivery system as well as provide transportation services to the Mall, Salinas and other destinations either directly or through third parties as needed.

Are there attractions nearby?
Oh yes!
While Azul Pacifico will be an attraction in itself with a spectacular site, abundant amenities, a marvelous community center and creative architecture, you can expect interesting attractions nearby.
For starters there’s Anconcito, the sleepy fishing village that neighbors Azul Pacifico. We are embarked on a far reaching program to make of Anconcito quite a happening place. A multi-million dollar fishing and tourist berth has been approved for Anconcito.
Towards Salinas, about 10 minutes driving distance there are salt pools that have recently been named a bird sanctuary by Birdlife International.
The bird sanctuary lacks minimum infrastructure right now but we envision that sometime in the future it may have walking paths, nature interpretation signs, observation decks and more.
There is a shopping mall some 10 minutes driving distance away, with a food court and a multiplex movie theater.
Salinas, some 15 minutes driving distance is a resort-town with bars, restaurants and discos, and a rather nice boardwalk. Libertad, some 15 minutes away also, has a very nice waterfront walk and park too.
The Salinas area becomes very intense and entertaining during some times of the year, with parades, burning man festivals, firework’s displays, bands, beach-volleyball tournaments and more. You can always enjoy these happenings and fall back to your dream home in Azul Pacifico a few minutes away.
It should be noted that while it has good infrastructure and a growing community, including a major expat one, Salinas and the general area are not there yet. Investments and initiatives are still needed and they seem to be coming.

Property rights?
Foreigners in Ecuador have exactly the same rights as Ecuadorians under the Constitution. Foreigners are free to hold real estate and property in Ecuador under exactly the same conditions as Ecuadorians would.
Furthermore, private property has been, since the onset of the Republic, one of the main pillars of our economic system and this is not bound or likely to change.
Confiscations are prohibited by the Constitution and expropriations can happen, although very rarely, under national interest circumstances and after due compensation has been settled.
For example, if a highway or an airport needs to be built. This will not be an issue with Azul Pacifico. Moreover, local and national authorities have been quite welcoming of it.

Title insurance?
Title insurance for the condos at Azul Pacifico will be available through First American Title Insurance.

How long will it take to be all finished?
We are aiming for a prompt consolidation in Azul Pacifico. The development will be made in stages and sales and market conditions will ultimately determine the time it will take for final completion.
Nonetheless, each stage in Azul Pacifico will have landscaped grounds, walkways and a swimming pool. The stages have been devised so as to allow early buyers and residents to enjoy the fantastic views of Azul Pacifico with as little hindrance from construction work as possible.
We are launching a major marketing campaign in the US, Canada, Europe and Ecuador and expect to land very good sales by this on grounds of Azul Pacifico’s great value, uniqueness and inspiring traits.

How many condo’s will there be in all?
There will be up to 700 condos (give or take a few) in Azul Pacifico.
Condos will go from spectacular suites to three bedroom condominiums. All units will come with electric appliances, air conditioning and will enjoy ocean view balconies.
Azul Pacifico will have expansive parks and communal areas and has been designed to also foster a dynamic community.

Who will be in charge of the construction?
The construction will be managed by an experienced company from Guayaquil, Ecuador’s largest city, and supervised by our team of architects, our project manager and by an auditing firm.
The construction company will be subject to specs, deadlines and deliverables with an utmost compromise for quality.
We are working with the best companies in the field.

How much will the communal fee be?
The communal fee will be directly linked to the level of maintenance, up-keeping and service determined for Azul Pacifico.
Azul Pacifico will require important levels of maintenance and up-keeping so as to maintain its high standards. We anticipate a communal fee in the neighborhood of $135 per month per condo on average.
Condos will pay the communal fee in relation to their size. The fee will establish a 10% to 20% surplus that will go towards a special fund.
The communal fees will be paid each trimester, in advance. There will be a Home Owners Association (HOA). The HOA will oversee the use and allocation of the funds and will ultimately determine the minimum amounts to be paid.

Is there water, sewerage and electricity in the area?
Before embarking on Azul Pacifico, we conducted a thorough due diligence to asses, among several other things, availability of water, sewerage and electricity.
Azul Pacifico will receive its water from the main water grid serving Anconcito, and will have cisterns throughout for water storage.
The Azul Pacifico sewerage system will connect to the main sewerage grid of Anconcito, which is currently operating at well below capacity.
Electricity is available up to Azul Pacifico. All cabling and piping will go underground and will meet the highest technical standards for soundness and efficiency.

I’ve heard the area is quite dry?
Yes, Actually the Anconcito area is among the driest in Ecuador, with very little precipitation. A major Government campaign, started many years ago is bringing water from the impressive Guayas River basin into the peninsula where Salinas and Anconcito are located.
There is a major reservoir near Anconcito that is currently dry but with plans to be filled sometime and to, perhaps, become a major artificial lake and tourist attraction, with organic farms around.
In spite of the little precipitation, many plants can grow and thrive in the area. We expect to have spectacular landscaped grounds in Azul Pacifico with native species and through research into plant adaptation.
We want to spearhead and support a major forestation effort for the Salinas and Anconcito area, with due care for the natural balance.
- Will there be a homeowners’ association (HOA)?
Yes there will be an Azul Pacifico Homeowners Association (AP-HOA). Buying a condo in Azul Pacifico will automatically make you a part of the association with the right to be heard and to vote on decision making.
The Covenants for the AP- HOA will be made available for review shortly. The covenants will be a major source for order, soundness and value for Azul Pacifico.

Shopping nearby?
There is a shopping mall some 10 to 15 minutes from Azul Pacifico.
However, Azul Pacifico will have in due time several stores in its Community Center, including a minimarket and bakery.
- Internet access?
Azul Pacifico will enjoy high speed internet access to each condo, and will have special designated Wi-Fi areas such as the library and club-house. Internet service will carry a nominal monthly cost, in accordance to the chosen bandwidth.

Communication?
There will be landlines and cell phone service coverage in Azul Pacifico, as well as high speed internet. There will also be a communication system between the condos themselves and to the reception house, the security gate, the restaurant and other key areas within Azul Pacifico.

Internal transportation?
Azul Pacifico will have a network of roads made for motorized vehicles; nonetheless, in order to work towards ensure the quality, safety, tranquility and value of Azul Pacifico amidst such a spectacular setting, the use of private combustion vehicles in Azul Pacifico will be restricted.
You may get to your condo or the designated parking spaces in your car and out of Azul Pacifico when needed, however, for internal transportation inside Azul Pacifico there will be specialty electric vehicles available.
Some of these specialty vehicles will be part of the Azul Pacifico administration and will carry 6 or more passengers and will do rounds inside the development; for example, from the beaches to the condos, through the communal areas and more.
The specialty vehicle fleet will be provided by Azul Pacifico, and their operation and maintenance will be borne upon the Azul Pacifico Administration.
Residents of Azul Pacifico may have their own electric vehicles in the development.
It should be noted that at 50 acres, all of Azul Pacifico is walking distance away from point to point. Walking or even bicycle riding will be a very enjoyable and healthy option too.

Is the water safe for drinking?
Tap water, as in most every city in the world, is not completely safe for drinking. The same will hold true for Azul Pacifico as it will get its water from the main grid.
Filters are available and purifying systems can be installed at many levels.
Nonetheless and for safety’s sake and peace of mind, for cooking and drinking, Azul Pacifico will make available large bottle waters to be delivered on demand to each condo, as needed.

Is Azul Pacifico for every generation, for families with children too?
Yes, Azul Pacifico can be enjoyed by any generation, including senior citizens and families with children too.
We aim for a lively place where you can lead an active or as laid back a life as you wish. There will be areas in Azul Pacifico that will cater more to the younger generation and children and areas that will cater more to the senior generation.
There are many options to choose from. Some adults will love being around children while some others will seek more tranquility.
